HISTORIC REDEVELOPMENT PLAN

Mound Harbor Renaissance Dev., LLC has been working with the city of Mound for over two years in designing the redevelopment of the City’s historic downtown, along the shore of Lost Lake. The downtown redevelopment plan is mixed use. The first phase is the Lost Lake District in which there will be 37 luxury townhomes. Seventeen of these homes will directly overlook Lost Lake, with many of the remaining twenty homes having partial views. Every home will have access to Lake Minnetonka and it’s own 28-foot or 30-foot boat slip. Lost Lake also includes a 12,500 square-foot unit commercial building with retail on the ground floor and office above.

37 CUSTOM-BUILT TOWNHOMES
Brenshell Townhomes, LLC will be building 37 townhomes along the new harbor and greenway.  They will offer a variety of floor plans with two sizes available.  The 2,200 square foot and approximately 3,000 square foot floor plans offer an optional elevator, 2 or 3 bedrooms, and a 1 or 2 car garage layout.  They will all be custom built to meet the needs of the owners.

 

Seventeen of these homes will directly overlook Lost Lake, with many of the remaining twenty homes having partial views. Every home will have access to Lake Minnetonka and its own 26 or 28 foot boat slip. Lost Lake also includes a 12,500 square foot unit commercial building with retail on the ground floor and office above. Common areas will include a neighborhood pool and greenway around the lake. Five unique floorplans await your personal touch. Choose from 2 to 3 bedroom plans, 1 1/2 to 2 1/2 baths, and 1 to 2 car garages. The spacious floor plans will astound you!

DEVELOPMENT PHASES
Phase I, which consists of 11 units around the pool, sold out immediately.  We will begin construction mid-February, with occupancy for the first residents expect July 1, 2006. Phase II will consist of four units and construction is expected to start mid-summer of 2006, and should take about eight months to complete. We are anticipating Phase III construction to start Fall ’06 with possession in Spring ’07.  That phase consists of nine units. Reservations for, Phase IV, the final 13 units will be open late 2006 to early 2007.

POOL BUILDING PLANS
We have just reviewed the pool area layout and are excited about the look!  The kidney-shaped pool has an adjoining hot tub.  The area with be beautifully landscaped, feature wooden trellis and a decorative stamped patio.  The pool building will have a kitchen, bathroom facilities complete with showers, and bar area open to the pool patio – perfect for pool parties and association gatherings.  Construction of the pool area is scheduled to begin in May, with completion expected Fall of 2006.

37 DOCKS ON LAKE MINNETONKA
Currently the cattails are being cleared in preparation of dredging for the docks.  Dredging will occur the first week in February and be complete around March 1.  Thirty-seven docks will be installed starting in Spring of 2006 with completion expected to be the end of June.  They will accommodate boats up to 30 feet in length and not more than a single screw.  The greenway around the harbor should be completed Fall ’06.
